Austin-based Investcor Development recently broke ground on an ambitious $110 million senior housing complex in Henderson, marking the Texas firm’s first major project in the Las Vegas area. The upscale residential development will rise off the east side of Green Valley Parkway, just south of the 215 Beltway near Whole Foods Market. Developers W. Tylere Brennan and Justin Hobson, who both sold high-rise units in the flashy CityCenter project on the Strip some two decades ago, now lead this venture that promises to redefine luxury senior living in Southern Nevada. Brennan, a third-generation Southern Nevadan who was born and raised in the region, serves as principal partner of Investcor. The 234-unit residential project will feature independent and assisted living options alongside memory-care units, catering to various levels of senior care needs. While rental rates remain undisclosed, the developers emphasize that the complex will deliver an extensive suite of amenities designed to create a resort-like atmosphere for residents. Extensive Amenities Planned for Luxury Living The planned facility, dubbed MorningStar at Green Valley, will offer amenities rarely seen in senior housing developments across the region. The complex will include a full-service restaurant and bar, providing residents with dining options without leaving the property. Two separate gyms will serve different purposes, with one dedicated specifically to physical therapy and rehabilitation services. A rooftop deck will give residents panoramic views of the surrounding area, while an outdoor putting green caters to golf enthusiasts. The development will also feature a private movie theater, multiple multipurpose rooms for activities and gatherings, and a full-service spa and salon. More unique offerings include a dedicated whiskey lounge and tea room, reflecting the developers’ commitment to creating diverse social spaces. Perhaps most notable for Southern Nevada, the complex will include underground parking, a rare offering for any real estate project in the region. The location positions residents within walking distance of eateries, retailers and other offerings at The District at Green Valley Ranch and Green Valley Ranch Resort. Strategic Location Targets Established Retirement Community Southern Nevada has long attracted retirees thanks to its near-year-round sunshine and relatively lower cost of living compared to other major metropolitan areas. Brennan calculates that numerous prospective tenants already live among the many 55-and-over housing tracts in the area, creating a built-in market for the new facility. Sun City Anthem, for instance, boasts more than 7,100 houses with around 13,000 residents in the Henderson community. This concentration of age-qualified residents provides a substantial pool of potential future tenants who may eventually seek assisted living or memory-care services as their needs change over time. The developers expect to finish the project in fall 2028, according to Brennan. This timeline gives Investcor approximately three years to complete construction on the 3-acre site, which the firm purchased for $8 million this past August. Company Expands Regional Footprint into Las Vegas Market Investcor’s portfolio currently includes properties in Texas, Florida, Louisiana, Idaho and Arizona. In Nevada, the firm opened a senior living community in Sparks in 2022, but the new project in Henderson marks its first in the Las Vegas area, representing a significant expansion into one of the nation’s fastest-growing retirement markets. The city of Henderson’s Community Development and Services Department approved a design review request for the project in late 2025. Property records confirm the developers closed their purchase of the site, located at 2155 Village Walk Drive, following months of planning and regulatory approvals. Henderson records show that the city issued multiple permits for the project since early September, including approvals for grading, civil improvement and electrical work. These permits signal that construction activities have moved beyond preliminary planning into active site development phases. Market Timing Favors Senior Housing Expansion The timing of Investcor’s entry into the Las Vegas market aligns with broader demographic trends across the United States. The aging Baby Boomer generation continues to drive demand for senior housing options, particularly facilities that offer upscale amenities and multiple levels of care within a single community. The Henderson location provides strategic advantages for attracting affluent seniors who want to maintain active lifestyles while having access to support services as needed. The proximity to shopping, dining and entertainment options at nearby commercial developments enhances the property’s appeal to residents who value independence and convenience. With construction now underway, Investcor joins a competitive market of senior housing providers in Southern Nevada. The firm’s emphasis on luxury amenities and comprehensive care options positions MorningStar at Green Valley at the premium end of the market, targeting seniors who seek resort-style living combined with the security of on-site healthcare services. As the project progresses toward its 2028 completion date, the development will contribute to Henderson’s growing reputation as a destination for upscale retirement living in the Las Vegas Valley.
